TASK 1 – PROJECT IMPLEMENTATION SCHEDULE: GANTT CHART
You must produce a detailed WBS and project implementation schedule in a Gantt Chart format for ALL pending project activities. You must organise tasks into the appropriate hierarchal level (i.e. Project, deliverables, sub-deliverables, work packages etc.). Use PERT to calculate the duration times for those tasks that have uncertain completion times, as indicated in the case. Project scheduling techniques must be used to determine the logical order of the work (i.e. Predecessors). Resource allocation (i.e. Contractors allocated to each task) should also be specified, where indicated. You must also adapt your Gantt Chart to the changes indicated in the “Last Minute Update” brief, as indicated below (next page).
TASK 2 – CRITICAL ANALYSIS QUESTIONS (SINGLE SPACED, CALIBRI FONT, SIZE 12):
- What are the main issues and trade-offs that must be considered by the Project Manager in order to deliver a successful project?
- Who are the main stakeholders in this project and what are their responsibilities? Tip: Use a RACI
- Based on your findings from Task 1, will the project be completed on time in accordance to the client’s requirements? Support your answer.
- What are the most notorious implementation challenges/problems and how can these be resolved to ensure the client’s expectations are met? Be concise and specific in your answer.
Note: Use dates as indicated in the case but instead of 2009, assume the project will be executed this year, starting on Monday 24 September 2018.
***LAST MINUTE UPDATES***
After you have structured your Gantt chart for the remaining work, you receive a last minute briefing with the following changes, which must be incorporated to your final project plan.
- Receiving the close-out documents from the architect could take between 10 and 20 days, but it is likely that this will take 18 days.
Bookstore/Café/Kitchen
- In addition to original estimate given to Grott and Brodbeck, Charlie Irwin Painting realized that they had taken several jobs at once. As a result, they would take 4 extra days to complete the paintjob on this part of the church.
- The estimate for the millwork has changed. It is now expected to take anywhere between 12 and 23 days, with a most likely duration of 19 days.
- The doors/hardware task estimates, have been adjusted. This work is now expected to take between 4 and 11 days, with a most likely duration of six days.
- The mechanical, electrical and plumbing works (M.E.P) will take 2 more days than originally planned.
Lobby
- The Concrete Insert at Carpeted Areas is likely to be completed in 6.5 days, with an optimistic and pessimistic durations of five and eight days, respectively.
- The original estimate for to Climatize and Install Wood Flooring, which was 30-38 days, still seems to be accurate, however, the contractor has given you some reassurance that he believes it is quite likely that they will be complete this task in 31 days.
- The crews who are working in the lobby have raised an issue. Whereas initially they estimated that the work on the public restrooms would take 9 days, they now estimate that it would take anywhere between 7 and up to 12 days, to do this task. However, you have received affirmation from one of the site managers that it’s quite likely that the work will be completed in 8 days.
- Due to resource constraints, it will no longer be possible to install the glass and hang the chandeliers in parallel to the restrooms. This will now have to be done as a subsequent activity. Moreover, the glass chandeliers installation will now take between two and four days, with a likely duration of 3 days.
Sanctuary
- The installation of the seats, which is the final step of installing the risers, will now take 19 days in total.
- The installation of the doors and hardware in the Bowl area, which is expected to take anywhere between 5-8 days, is expected to be completed in 6.5 days.
- The installation of the concrete deck in the terrace will now take between 3 and 5 days to complete, with a likely completion duration of 4 days.
Also, the architect has confirmed that he will have his punch list ready in 5 days, as opposed to sometime between 5-10 days. And, the Sign the General Guarantee and Warranty will take half a day.
